Minimum Requirements for Approval: Please keep in mind to income qualify, a total household “NET” income (income after taxes and deductions) must be a minimum of 2 times the monthly rent. The average credit score of all applicants must be at least a minimum of 500 to credit qualify. Please take note that having a minimum average credit score of 500 will NOT automatically approve the application(s), as all applications will be subjected to a full background check including employment, rental history, credit, and criminal. Ratio Utility Billing Systems (RUBS) Disclosure Per the Maryland Tenant Protection Act of 2022 Residents are required to pay for utilities in their dwelling. Gas and electric are the responsibility of the Resident, and the Resident is required to turn these utilities into their name on or before the Lease Start Date. The city water, trash, and sewage bill will remain in the Landlord’s name and will be billed quarterly to the Resident unless otherwise agreed upon in writing. Please note residents are billed for allocated utility services. Utilities may change with notice. All elected amenities (phone, internet, cable, security systems, etc.) are the resident’s responsibility. Should the Resident fail to switch any Utilities into the Resident’s name by the designated Lease Start date, the Resident agrees to reimburse the Landlord a service charge of $50.00 per billed amount, in addition to the cost of the Utility Service billed. Utilities Services will be based off lease dates in accordance to the Lease Agreement. Pursuant to Title 8 of the Real Property Article §8–212.4, if the dwelling is not individually metered for the City Water, Trash, Sewage bill, the utility will remain in the Landlord’s name and billed to the Resident as an allocated utility service, also known as Resident Utility Billing System (RUBS). RUBS is a method of allocating actual water and sewage utility cost to residents based on the number of people living in your home, the size of your apartment and other factors. All residents are required to pay their share of each quarterly bill back to the landlord. All apartment homes and commercial spaces will be billed in quarterly increments for water, trash, and sewage. Billing will be given on a quarterly basis by the Landlord based on a RUBS (Ratio Utility Billing System). We will allocate all water/sewage bills based on a 50/50 split between square footage and occupancy of your home. On average and based on current usage, the water and sewer bills are estimated to be as follows: 1 bedroom or Studio - 1 Resident, $150 (Quarterly) /$50 (Monthly) or less 1 bedroom or Studio - 2 Resident, $180 (Quarterly) / $60 (Monthly) or less 2 bedroom - 1 or 2 Residents, $180 (Quarterly) / $60 (Monthly) or less 3 bedroom - 2 to 4 Residents, $210 (Quarterly) / $70 (Monthly) or less 4 bedroom - 3 + Residents, $270 (Quarterly) / $90 (Monthly) or less Upon written request, an applicant to lease and resident of Fairfax Station Enterprises has the right to review the landlord’s records of the last two utility bills issued to the landlord. Any inquires or disputes related to the computation of the resident’s utility bill are between the landlord and the resident.
